  2. Specific Entities: For entities such as HUFs, Partnership Firms, LLPs, Trusts, Associations, or Companies, the applicant must provide a certified copy of the Board Resolution or Authorization in favor of the person making the bid on its behalf, along with the registration/incorporation certificate.

3. How to Participate – Simple Steps

  1. Prepare Your Setup: Make sure you have a working computer and internet connection. If your connection drops during the auction, just log back in.
  2. Register Online: Sign up on the e-Auction Portal and create a User ID. You’ll need to pay the Earnest Money Deposit (EMD) to participate.
  3. Choose Bidder Type: If you’re an individual, select “Individual.” For companies or firms, choose “Company/Firm.” Ensure the name matches your PAN card to avoid issues.
  4. Bank Details: Double-check your bank details during registration to ensure refunds process smoothly.
  5. Login and Select Auctions: After registration, log in to the e-Auction portal, choose the auction event you want to join, and pay the processing fee and EMD for each event.
  6. Auction Day: On the auction day, log in and select the ongoing auction. Bidding proceeds in rounds:
    • The minimum bid increment is ₹200 per sqm.
    • Auctions run from 7:00 AM to 9:00 PM, with extensions if bids are placed in the last 5 minutes of any round.
    • After each round, the highest bidder (H-1) has 10 minutes to pick a plot, or the system will assign one.
  7. Payment after Winning: If you win, you must pay 10% of the plot price within 7 days. If you don’t, your 5% EMD will be forfeited.
  8. HSIIDC Rights: HSIIDC can accept or reject any bid, even the highest one, or withdraw the site from auction without explanation.

Payment Terms & Conditions

  1. Initial Payment at Registration: 5% of the tentative plot price (based on reserve price) is required at the time of registration for participation in the e-Auction.
  2. Post-Auction Payment: Successful bidders must complete 10% of the bid price (adjusted with the EMD) within 7 days of notification from HSIIDC. Failure to do so results in forfeiture of the 5% EMD.
  3. Further Payments:
    • 15% of the plot price is due within 30 days of the issuance of the RLA (extendable by 30 days with 15% p.a. interest).
    • An additional 25% of the plot price is due within 60 days of RLA issuance, with a 15% p.a. interest on delayed payments.
  4. Final Payment: The remaining 50% of the plot price is to be paid in four equal half-yearly installments over two years, with 12% p.a. interest.
  5. Rebate on Lump Sum Payment:
    • 10% rebate for full payment within 45 days of RLA issuance.
    • 5% rebate for full payment within 90 days.
    • 3% rebate for full payment within 120 days.
    • 1.5% rebate for full payment within 150 days.
    • No rebate for payments after 150 days.
  6. Offline Payment Instructions: EMD or H-1 payments made offline must be completed well before the deadline to ensure timely credit to HSIIDC’s account. Separate challans are required for each payment transaction.
