Eligibility for GNIDA Residential Plots Scheme

• Only individual people­ or groups of Indian citizens. This includes corporations like companie­s and firms. Societies and other Corporate­ Entities can also apply. 
• One must be able­ to form a contract and be of legal age. 
• The­ applicant, their spouse, and kids who depe­nd on them cannot have bee­n given any deal, in whole or in part, by Gre­ater Noida. This means no reside­ntial plots or independent house­s or flats on lease or freehold or hired. 
• A family, including a husband, wife, and their kids who ne­ed them, cannot apply for differe­nt plots. They will be considere­d as a single unit for this allotment.

How to Apply & Bid Acceptance:

1. Required Documents:

• Photo: A scanned passport size photograph with Maximum allowed size is (100×100 pixels). 
• Affidavit: Provide a scanned copy of the affidavit in the specified format.
• Proof: Submit legitimate documents for address, age, identity and nationality of the applicant.

2. Registration & Fees:

• Register on the portal to get a user ID and password.
• Pay the non-refundable processing fee online before the deadline to participate in the e-auction. Late payments will not be accepted.

Note- GNIDA will not be responsible for any payment after that and the bid will not be considered.

3. Plot Applications: For groups of plots with the same size and earnest money, apply separately for each plot and submit a separate EMD (Earnest Money Deposit) for each.
4. Technical Requirements: Ensure you have a compatible computer and stable internet connection. GNIDA will not address connectivity issues or extend the auction due to technical problems.
5. Bidding Process:

• Bids must be above the reserve price and increase by at least 1% of the reserve price, rounded to the nearest thousand.
• If bidding continues in the last 5 minutes, the auction time will be extended by 15 minutes.

6. Bid Submission:

• Ensure all bid documents are complete; incomplete bids will be rejected.
• Once submitted, bids cannot be withdrawn.
• The highest bid will be reviewed, and allotment letters will be issued within 30 days after the auction closes.

7. Payment Methods:

• Credit Card: For document download and processing fees.
• Net Banking/NEFT/RTGS: For all fees and EMD.
• SBI Branch Cheque: For document download, processing fee, and EMD.

1. Late Payments: GNIDA is not responsible for payments made after the deadline. Late submissions will be rejected.

Payment Schedule & Mode of Payment

1. Initial Payment: Deposit 25% of the total plot premium (after adjusting EMD/registration money) within 15 days of the allotment letter. Late payments will result in cancellation and forfeiture of the EMD. Extensions may be granted with interest on the delayed amount.
2. Balance Payment:
   • Full Payment within 60 Days: Receive a 2% rebate on the bid price.
   • Payment in Instalments: If not paid within 60 days, balance 75% can be paid in four quarterly installments over one year at simple interest (MCLR rate + 1%, currently 10%). Late payments incur an additional 3% penalty interest.
3. Mode of Payment:
   • Payments must be made online through net banking or payment gateway on GNIDA’s website.
   • Extensions for payments are rarely granted and are limited to a maximum of 1 month, up to 3 times. Payments are first applied to any penalties and interest, with the remainder applied to the premium and lease rent.

Process of Participate in e-Auction – Noida Authority

Step 1: Visit the Website – Go to https://property.etender.sbi/SBI/.

Step 2: Log In –

• Click on the Login button.
• Enter your registered Email ID and Password, then click Login

Step 3: Find the Auction

• After logging in, use the “Search Auction” option.
• Enter the Auction ID to find the specific auction you want to participate in.
• Click on “Click here to bid” to join the auction.

Step 4: Agree to Participate

• Tick the checkbox to agree to the auction terms.
• Click “Agree” to confirm your participation.

Step 5: Check Auction Details

Before you start bidding, make sure to review the following:

• Enter your bid amount and press “TAB” to verify it.

• Confirm your bid by clicking “YES”

Step 7: Monitor Your Rank

• Your rank will show up on the screen (e.g., 1st, 2nd, 3rd, etc.).
• If you’re not 1st and want to bid again, check the highest bid and enter a new bid amount.
• If you’re ranked 1st, you have the highest bid.
