In good news for homebuyers, the Delhi Development Authority (DDA) on Thursday (March 14), launched the latest Phase III Festival Special Housing Scheme 2024. Under the scheme properties will be allocated on a first-come, first-serve basis.
The initiative by the Indian government to provide affordable housing options to Delhi residents under the Delhi Development Authority (DDA) Housing Scheme comes at a time when the price of flats is increasing manifold due to the prevalent inflation. In such a situation DDA housing scheme is seen as a blessing to those who cannot afford their dream homes.
The scheme is entirely online and involves the development and sale of residential units, mainly flats and apartments, at affordable rates.
According to sources, a special scheme that includes a discount of 25% for government employees has been offered by DDA for MIG (2 BHK) flats at Narela.
This time, under this scheme the areas where these flats are being offered include Narela, Jasola, Rohini, Siraspur, and Lok Nayak Puram.

In Narela’s Pocket 11, Sector G-7, there are 7931 EWS and LIG flats. The DDA is offering a special discount of 15% for LIG Flats at Ramgarh colony and MIG (2BHK) flats at Narela, Sector A1-4, and pockets 1A, 1B, 1C.
LIG flats spread over an area of 50 sq.m, are available at Rs 25.2 lakh each. The EWS flats (35 sq.m) are priced at a fixed rate of Rs 14 lakhs.
There are 211 flats, priced at Rs 85 lakhs which are being offered at Ramgarh colony, near Jahangirpuri Metro station. The number of LIG flats in Rohini, Lok Nayak Puram, and Siraspur are 838, 89, and 107 respectively.
Eligibility Criteria For The DDA Housing Scheme:
- The person should be an Indian citizen.
- At the time of booking the flat, the applicant must not be less than eighteen years old.
- For Economically Weaker Section (EWS) apartments, the family’s yearly income should not be more than Rs 10 lakh. No specified income requirements is sent for other apartments.
- The applicant must have a PAN card.
- The applicant must have a valid and active bank account.
- Individuals applying for the scheme should not own or leasehold a residential plot or an apartment with a size exceeding 67 square meters in any metropolitan area of Delhi, Delhi Cantonment, or New Delhi.
- Both husband and wife can apply for the program separately. However, only one will be allotted the flat even if both are selected in the draw.

How Should You Apply For The DDA Housing Scheme 2024?
To apply for the DDA Housing Scheme 2024, participants must register on the e-auction platform, by visiting the official e-auction portal, and pay Rs 2,500 rupees for each flat they want to purchase. Applicants need to pay a booking deposit of Rs 15 lakh for HIG, Rs 25 lakh for penthouses, and Rs 10 lakh for MIG flats upon registration.
Special discounts for government employees
According to sources, DDA has offered a unique scheme for government employees for MIG (2 BHK) flats at Narela where it is offering a discount of 25%. In total, 445 such flats will cost Rs 75 lakhs after the discount offer.

How to Make Payments for DDA Housing Scheme?
To make payment for DDA flats, you need to generate an e-challan and pay online through the official DDA payment portal. You can make the payment via net banking/RTGS/NEFT. Ensure that you make the payment within 90 days of the allotment or demand letter issuance date.
DDA Housing Scheme Flat Surrender Process:
For those who want to surrender their DDA flat, should know that there are penalties imposed upon cancellation.
- Steps you need to follow to surrender your flat booked under the DDA Housing Scheme include:
- Get the flat cancellation form by either visiting the DDA office or DDA’s online portal
- Fill out this form by providing basic details, like name, address, registered mobile number, etc., along with the required property-related details.
- Once this is done, submit the form with the required documents at the DDA office.
