Tamil Nadu Housing Board (TNHB) is a government organisation that was set up to provide affordable and quality housing solutions to the people of Tamil Nadu. To cope with the rising demand in the housing sector, the Chennai City Improvement Trust was revamped as the Tamil Nadu Housing Board (TNHB) in the year 1961.

The Tamil Nadu Housing Board operates under the Housing & Urban Development Department and offers housing schemes targeting different income groups. These housing schemes are designed to serve different income groups in the state – the Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and Higher Income Group (HIG). 

TNHB has performed remarkably well in the Housing sector in the last seven decades. It has provided housing stocks to nearly 4.40 lakh families, of which 1.32 lakh are for Economically Weaker Sections. Around 20,060 dwelling units have been constructed for slum rehabilitation in various parts of Tamil Nadu under the scheme.

TNHB has been also executing projects for providing rental accommodation to Government employees under the Tamil Nadu Government Rental Housing Scheme, the flagship programme of the Government of Tamil Nadu. The Tamil Nadu Housing Board (TNHB) is headed by the Chairman who is appointed by the Government.

TN Govt Announces Concrete Housing Scheme To Construct Houses In Rural Areas:

In February this year, the Tamil Nadu government announced a mission for a ‘Hut-free Tamil Nadu’ by 2030. The government set a target to construct 8 lakh concrete houses in rural areas under this scheme called Kalaignarin Kanavu Illam.

The scheme will be implemented at a cost of Rs 3,500 crore to provide an opportunity for the poor to build their dream homes. Under this scheme, selected beneficiaries would be provided with house sites in case they are landless and the funds for constructing the house would be deposited directly into their bank accounts.

The eligibility criteria that must be met while applying for any housing schemes under TNHB include:

  • The applicant must be not less than 21 years of age.
  • Applicant must be a native of Tamil Nadu. 
  • Applicant should not be the owner of any property/plots through any other state government housing schemes. 
  • In order to qualify for any income category, it is mandatory that the applicant is a salaried person.
  • Should meet the income criteria to apply for the housing schemes in Tamil Nadu.

The criteria for different categories of flats vary as per income category.

How to apply for Tamil Nadu Housing Scheme? 

Listed below are the steps you need to follow to apply for TNHB schemes:

  • Step 1: Buy the application form for the particular category from Tamil Nadu Housing Board.
  • Step 2: Submit the form after filling in the details along with the initial deposit fees.
  • Step 3: You can buy the application form from the office of the Exe. Engineer and Admin Officer, J. J. Nagar Division, Tamil Nadu Housing Board, Chennai. 

Guidelines for Allotment under the Own Your Housing Scheme

  • All India Service Officers from other cadre (native of Tamil Nadu) and Central Government officers (Group A – Tamil Nadu Native) and Permanent officials (Tamil Nadu native) of Central PSU / PSBs drawing Basic pay scale not below Rs.56,100/-.
  • The applicant should not have received the benefit of allotment under Government Discretionary Quota (GDQ) earlier, within the limit of Chennai Metropolitan Development Authority area or allotment under Own Your Housing Scheme in their name or the name of their spouse or dependents to be eligible for applying under this scheme.
  • The allottee under the scheme should not be allowed to sell the allotted flat within 10 years from the date of possession by TNHB.
  • Under this scheme, Allotment will be done only to one member when both husband and wife are Government employees.
  • After the allotment of the flat, if the particulars furnished by the allottee are found to be false by TNHB, the said allotment order will be cancelled after providing due notice.

Application Process and Procedure of Allotments:

  • The applicant has to fill out the online application along with necessary supporting documents like a Photo, PAN card, Address proof, Pay slip, Nativity Proof, etc.
  • The applicant must also pay the application fee of Rs.525 via online mode or Demand Draft.
  • The Demand Draft has to be drawn in favor of “The Executive Engineer and Admin. Officer / Special Project Division – II, TNHB”, payable at Chennai. If the payment mode is DD, a receipt will be generated and the application will be considered for acceptance only after the DD is realized at TNHB.
  • The submitted applications will get an application number and the applicant will be informed about the same through e-mail and SMS.

Allotment Process of the Tamil Nadu Housing Board

In case of residential units which comprise Developed Plots, Individual Houses,  Flats, MSB, the allotment committee carries out a lottery draw for each reserved category. The commercial units (religious purpose site, institutional site, school site, public purpose site), are allotted through a sealed tender-cum-open auction process.
